Over the years of helping buyers and sellers reach their real estate goals, I’ve come to appreciate the mastery behind the finished product. It’s this dedication to their craft that allows designers and builders to define their value proposition in the Las Vegas luxury homes market.
The team that immediately comes to mind when I think about a design/ build firm that continually strives to evolve both their product and the intentional landscape of Las Vegas is Blue Heron. And I am fortunate to be able to work with this team in selling homes in their communities as well as refer Blue Heron to my clients who wish to build their dream home.
Blue Heron Homes At a Glance
Blue Heron, founded in 2004, is a custom home designer and builder in luxury communities like The Ridges, Anthem, Dragons Reserve, Marquis Seven Hills, and MacDonald Highlands. These custom home builders have participated in some capacity with the National Association of Home Builders’ (NAHB) New American Home in 2009, 2013, and 2015.
Las Vegas hosts the NAHB convention on a regular basis, and one of the highlights of the show is the New American Home. The association began the model home building program in the 1980s as a way for teams in the residential construction industry to create a livable, full-scale structure that incorporates the latest advancements in the development of construction materials, lifestyle designs, and architecture.
Steve and Tyler Jones
Steve Jones’ construction career spans decades from an apprentice to an award-winning producer of some of the most outstanding addresses in the valley.
Steve and Tyler work with the environment here in Las Vegas; architecture is setup to create shade, capture the indirect sunlight, and keep intense heat from entering the home. One strategy they incorporate is using the cool water of the pool into the home’s ventilation concept. The aesthetic side effect is an integrated indoor/outdoor experience.
Examples of Blue Heron’s Work
A 9,000-square-foot New American Home at 6755 Agave Azul Court in downtown Las Vegas was the site for Blue Heron’s inaugural build in 2009. The challenge with this property was incorporating design, construction science, and green building technology while creating a private resort atmosphere.
Twenty-three luxury loft homes at Stone Canyon represent the first of Blue Heron’s planned communities. These single-family structures allowed the group to introduce their concept of “Vegas Modern,” a term now almost exclusively associated with the design firm. Along with their now signature architecture, Blue Heron incorporated their preference for sustainable construction with the addition of rooftop solar panels, Low E windows, and desert landscaping.
The 2015 New American Home’s water and stone-theme is a net zero building with an Emerald rating from the NAHB’s National Green Building Standard. Construction materials include foam insulation in the attic and walls, plus basement walls of insulated concrete forming technology that reduces the vapor flow from the outside elements.
Marquis Seven Hills is a Blue Heron community and the site of the 2013 rendition of the NAHB’s New American Home. Sustainable building materials, design trends, and the latest in construction techniques came together in the 6,712 square-foot home.
Water features are aesthetically pleasing and help cool the interior space by evaporation and air flow through windows and walls that slide into transitional walls. The exterior finish looks like a wood product but is a new material from Germany made of recycled rice husks and mineral oil.
Current Communities By Blue Heron
Horizon Lights consists of 12 new homes in a private, gated collection of residences with the signature Blue Heron “desert contemporary” architecture. Floor plans include sky decks, integrated indoor/outdoor living, pool designs that compliment the home’s layout, and floating staircases.
The Bluffs, Blue Heron’s semi-custom “Mediterranean Modern” in the Southern Highlands, range in square footage from 5000 to over 6800 on just 39 home sites. The Bluff’s is a gated development with access to Pacific Links’ Southern Highland Golf Course, and remarkable views of the valley. Courtyards, culinary suites, and the luxury of choosing countertop materials, plus custom audio/visual components, landscaping, and pool design are a few of the perks of buying a home in The Bluffs.
Sky Terrace, where The New American Home 2015 recently sold, is a section of the MacDonald Ranch development in Henderson. Aptly named for the sweeping views of the valley, Sky Terrace is a collection of 44 home sites, complete with Blue Heron’s luxury finishes, leading edge pools, open floor plans, and energy efficient construction.
Custom Home Options in Las Vegas
Ascaya highlights the stage presence of Blue Heron’s designs with their Rockstar home, located at 15 Rockstream Dr. The view from atop the mountain is nothing short of spectacular.
Custom designs in neighborhoods such as Ascaya limitless possibilities. Concrete flooring might sound ordinary unless it includes crushed gemstones and fossils mixed in with the sand and water. A stunning 270-degree view connects homes with the landscape through the choice of materials. Spiral staircases that lead to roof decks add an old-world feel to these leading edge residences. Our Las Vegas Review Journal featured such a home in their Real Estate Millions section.
Advanced energy-efficient custom homes for clients range from 6,000 to more than 25,000 square feet. Lavish pools, complete with swim-up bar border the patio of a master bedroom retreat and through massive glass sliding pocket doors create an open floor plan. Blue Heron created a freestanding tub that fills from a faucet in the ceiling resembling a waterfall for one custom home.

My Experience with Las Vegas Custom Homes
