How Can you Turn Land into Multi-Million Las Vegas Luxury Real Estate?
Unimproved land is one commodity that is finite, even though here in Las Vegas parcels will undergo a transformation with the help of wrecking balls and other demolition equipment. Razing and rebuilding are standard practices for outdated edifices along Las Vegas Boulevard, famously referred to as The Strip. You can always tell how long someone has lived in Las Vegas by the historical landmarks they mention.
Although the lots in question might support a few buildings over the years, one factor remains constant: no one is making any more land. You can tear down, remodel, build new construction on a lot, but unless you acquire the adjoining block, the property itself stays the same.
What To Do With A Blank Canvas
Yes, we have all heard horror stories about building a home from the ground up, but the benefit that balances the new-construction scale is customization. The residence you are building is made-to-order all the way down to the minutest detail.
Build to suit is applicable, too, for semi-complete condos or penthouses. The walls, plumbing, and electrical lines are in place, but you choose the floor plan that best fits your needs.
Las Vegas is, fortunately, one of the regular stops on the International Home Builder’s tour circuit. The convention’s vendors set up display booths at the Las Vegas Convention Center and showcase the newest innovative products related to residential construction.
A special perk of hosting the convention is the New American Home, an actual, true-to-life model home built in the Las Vegas area. The IHB uses the New American Home project as a way for participant suppliers to show real-life applications for their products.
The design, construction techniques, materials, and technological finishes are the leading edge of the industry. The house is an example of inspiration that industry professionals can walk through and refine for their clients.
Luxury Land Available Around The Valley
The following communities are a sampling of land available for sale in Las Vegas, as unoccupied property is continually changing hands in the valley. For the most up-to-date listings of vacant lots, click here.
Summit Club: The newest addition to undeveloped luxury acreage Las Vegas lies in the Summit Club, a 55-acre, ultra-exclusive golf and social community just south of The Ridges in Summerlin. The development companies Howard Hughes Corp and Discovery Land Co. recently broke ground in the desert rough. The community will eventually include a Tom Fazio-designed golf course, and a clubhouse with residential units.
Early estimates on lot prices range from $2 million up to $10 million, boosting Summit Club to the highest-priced real estate in Las Vegas.
A fun fact about the Summit Club: The name is a reference to Frank Sinatra’s nickname for The Rat Pack. Sinatra dubbed the crew “The Summit” because they were the pinnacles of Las Vegas entertainers.
Ascaya: High above the city lights of Henderson in the MacDonald Ranch area, Ascaya is carving out new territory both in the ground and above. Ascaya is breaking the mold of architectural possibility with its “Inspiration Homes” created by local designers who respectfully decline following the rules.
Builders like Blue Heron are in the process of mapping out residences with passive solar designs complete with shade studies for window placement. Yes, the view is magnificent from Ascaya, but integrating the elements into the blueprints is a reliable route to a multi-million dollar appraisal.
Previously Settled Options
Potential home sites in established communities include those tracts in Southern Highlands, where plats of an acre or more are available for custom homes. Southern Highlands is a golf course and family-friendly neighborhood association with shopping and schools near the residential section.
The Enclave in the Tournament Hills neighborhood of Summerlin borders the Tournament Players Club golf course but is close to the heart of Summerlin. Village Center Circle and the library are near the entrance to the community. There are only 12 addresses in The Enclave, ensuring privacy and exclusivity to those who call it home.
A community within the village of Summerlin, lots in The Ridges offer golf course living in the foothills of Red Rock Canyon Preservation Area. Undeveloped land in this residential cluster bestows commanding views of the canyon as well as golf course frontage – the best of both worlds.
